Somewhere in rural Ohio sits a patch of land that used to enrich uranium for the Cold War. Now it's about to enrich Nvidia's balance sheet instead — the site is getting reborn as one of the largest AI data center campuses ever built, and the price tag has enough zeroes to make a defense contractor blush.
8 Gigawatts, One Very Busy GPU Supplier
Nvidia has agreed to provide up to $105 billion in financing to support the PORTS-Pike Technology Campus in Pike County, Ohio, plus a separate $1.5 billion direct investment in developer SB Energy. SB Energy will build and own the site; OpenAI will lease it for 20 years, paying as capacity comes online rather than all at once.
The complex is targeting roughly 8 gigawatts of computing capacity — enough, in theory, to power around six million U.S. homes — with the first 800 megawatts due online by 2028. Every rack will run exclusively on Nvidia GPUs, an estimated 1.5 million chips in total, making this as much a chip-supply deal as a real-estate one.
The Bigger Story Is the Bottleneck
Nobody's fighting over silicon anymore — they're fighting over land, power, and grid capacity. That a Cold War nuclear site is being repurposed for AI compute isn't a cute historical footnote, it's a sign of just how few places on the map can actually deliver gigawatt-scale power on a reasonable timeline.
Deals like this also keep drawing scrutiny for their circular-financing optics — the chipmaker backing the buyer's ability to buy its own chips. OpenAI and Nvidia insist the lease payments flow independently, but with reports that Nvidia once discussed guarantees as high as $250 billion for this same lease, "artificial demand" is a phrase that isn't going away quietly.
